I certify that all information contained in this application is true and complete. I understand that any misleading, untruthful, or incorrect statements or presentation of any fraudulent documents render this application void and application status which was previously approved will be automatically changed to denied.
I hereby consent to allow Landlord, through its designated agent and its employees, to obtain and verify my credit and/or criminal record information for the purpose of determining whether to lease an apartment to me. I understand that if I lease, Landlord and its Agent shall have a continuing right to obtain and verify my credit information, criminal record information, rental application, payment history, and occupancy history for account review.
A non-refundable application fee will be charged for each applicant over the age of 18 to process this application. By signing this application, I understand that I am authorizing Landlord to charge this non-refundable fee.
The amount of $500 is deposited on the understanding that it will be returned to the Applicant only if this application is denied by the screening company (unless state law dictates otherwise). Application deposits will be returned by check made payable to all adult applicants and mailed to a current address listed on the application regardless of the method that payment was made. If the application is approved by the Landlord, Applicant agrees that the amount of $500 is due within 48-hours and will be applied to the required security deposit and the Applicant will enter into a lease agreement. If the application is cancelled by the Applicant for any reason after screening approval, the application deposit of $500 is not refundable and will be held to cover losses associated with removing the apartment home from the sales market (unless state law dictates otherwise).
Proof of sufficient income and government-issued photo ID must be submitted at the time of the application. Possible income-substantiating documentation and validation may take place through our verification of income process known as NovaCredit. Sufficiency of proof of income is at the discretion of the Landlord. Failure to provide these documents or pay the required application deposit within 48 hours of application will result in the application’s being moved to waitlist or cancelled. The $500 application deposit will be forfeited to cover losses associated with removing the apartment home from the sales market (unless state law dictates otherwise). If the application is Waitlisted, the chosen apartment home and rent price is subject to change. Please talk with your leasing professional for more information on our waitlist process.
Prior to move-in, proof of utility sign-up, animal vet records and animal photos (if applicable) will also be required. Renter’s insurance is not required; however personal property insurance or similar coverage is highly recommended.
Management company/Landlord reserves the right to override any previously provided approval status for this application if any payments received prior to move-in are returned for any reason. Payments returned for any reason are subject to a $50 charge. Applicant agrees that if any payment is returned prior to move-in all future monthly payments must be paid with certified funds.
All balances are due upon receipt. Accounts with a past due balance 30 days or longer, will be sent to a collection agency and all fees associated with the collection of this debt will be added to the balance due.
